Can the Buyer use Attorney Caprera to represent him or her to purchase a START2CLOSING home?

No.  Conflict of interest rules prohibit such an arrangement.  Nowadays, it is very uncommon for an attorney to represent both the Seller and the Buyer in a closing.  The common practice is for each party to hire his/her own attorney.  If you are new to the area and need help to identify a qualified real estate attorney for your closing, we would be willing to make some suggestions of some local attorneys who are capable, qualified, and willing to represent Buyers in local closings.

As a prospective Buyer, you've become aware that a START2CLOSING Seller wants to sell his property, and you wonder what to do next.

Check out the Seller's property by exploring the virtual tour of the home for sale.  The virtual tour may include photographs, descriptions and/or 360 degree renderings.  Check out the comparables database to become familiar with the local pricing structure, and then give the Seller a call.  Are you a little scared to enter a dialogue with the Seller at this point?  Guess what?  I trust the Seller will be a little scared to enter into a dialogue too!  So, just break through the awkwardness of it all and call the Seller to start a dialogue, and, if nothing else, make a new friend.

When the Buyer and Seller agree on a sales price and basic terms for the sale, what should the Buyer do next?

The Seller and Buyer should work together to fill out and sign the "Offer to Purchase" form that START2CLOSING provides to all participating Sellers, leave the Seller with a good faith deposit to lock the deal, and then hire an attorney to represent you all the way to closing to buy the house.
